This person will manage all aspects of the development process of complex urban development projects. This includes all phases of a development project including acquisition, feasibility, financing, zoning/entitlements, design, permitting, construction, leasing, and disposition. The VP of Development will perform hands-on management of project-planning, design, procurement, scheduling, budget management and project execution in a fast-paced environment. The VP of Development will prioritize multiple tasks and demands, as well as assist with the supervision of a highly skilled team of development managers and external design professionals and third-party consultants. This position will act as a liaison between internal cross functional technical teams, General Contractor(s) and Midas leadership team. Responsibilities further consist of managing various sizes and volumes of projects from pre-development budgets through build-out and certificate of occupancy phases including project closeout with financial reconciliation. What You Will Be Doing: • Assist and support SVP in managing all aspects of the company's development department. This includes conceiving and executing all development programs and/or business plan(s) established under the direction of ownership and executive management. • Assist in preparing the financial and market feasibility analysis of projects, including related proformas and business plans. • Assist with real estate acquisition and site assembly of future development projects. • Assist with the negotiation and engagement of all third-party consultants and entities related to the development program including design professionals, general contractor(s), other consultants and hospitality brands and/or franchises. • Conceive and manage all aspects of public and/or private incentives related to individual development programs. Manage the process of obtaining project entitlements including all required permits. • Assist with the preparation of financial underwriting of development projections including proformas, development budgets, and other financial projections. • Assist and manage all aspects of financial closings including the closing of project financing, acquisitions, and dispositions. • Monitor and evaluate project performance against the baseline financial models prepared as part of the feasibility analysis once the development program and/or business plan is established. • Manage all processes related to project financing, including the overall management of monthly draw process and other investor reports. • Oversee and manage the development team. • Provide support to organization's legal issues as necessary. • Provide regular updates to Leadership as required. • Acts as liaison with hotel brands/franchises when necessary. • Accountable for driving projects to completion in a timely and cost-effective manner. • Manage and track short and long-term project plans and timelines. • Manage and drive projects to successful completion. • Travels to job sites around the United States when required. The Ideal Candidate: • Bachelor's degree in Architecture, Engineering, Construction Management or a relevant field of work, or an equivalent combination of education and work-related experience of at least 10 years • High-level comprehension of plans and specifications • General understanding of the real estate development industry • Demonstrated experience in organizing, planning and executing large-scale projects from conception through implementation in a hotel environment • Demonstrated comprehensive knowledge of hotel construction and operations a plus. • Strong organizational and analytical ability • Ability to communicate effectively both verbally and written • Strong interpersonal skills and ability to work collaboratively About Us: From humble beginnings in 2006 to an enterprise being driven by more than 1,300 people today, Midas Hospitality has never lost sight of our #1 priority - people.
