Responsibility
The Senior Manager of Acquisitions will report directly to the Vice President of Acquisitions and will play a pivotal role in driving the company's growth strategy by sourcing and securing strategic real estate acquisitions in each of the company's target markets. This role demands a critical thinker with a deep understanding of data center and real estate market trends and exceptional negotiating skills. The Senior Manager will work closely with cross-functional teams to identify and screen opportunities that align with the company's objectives, perform due diligence, and negotiate acquisition transactions through execution. Market Research & Analysis: Conduct comprehensive market research to identify potential acquisition opportunities in target markets. Deal Sourcing: Develop and maintain relationships with brokers, property owners, and other stakeholders to source viable real estate deals. Due Diligence: Lead due diligence processes, including financial analysis, property inspections, and coordination with legal and compliance teams to assess the feasibility of acquisitions. Negotiations: Negotiate terms and conditions of acquisition agreements to ensure favorable outcomes for the company. Financial Modeling: Prepare and analyze financial models to project returns and assess the financial viability of potential acquisitions. Reporting: Prepare detailed reports and presentations for senior management and the investment committee to facilitate informed decision-making. Project Management: Coordinate with internal and external teams to ensure smooth and timely execution of acquisition transactions. Compliance: Ensure all acquisitions comply with company policies, industry regulations, and legal requirements. A Master's degree or professional certification (e.g., CFA, CPM) is preferred. • Experience: A minimum of 7-10 years of experience in real estate acquisitions, with a proven track record of successfully sourcing and closing deals. Must have an established network within the broker and banking community, enabling effective business development. • Leadership: Demonstrated leadership experience with the ability to mentor and guide junior team members. Compensation: Compensation for this role includes a base salary between $130,000 and 155,000 annually. This role is also eligible for an annual bonus and equity, based upon individual and company performance.
