Responsibility
The Lease Administrator is responsible for the daily administration and support for USRC's real estate department. This position will assist with all necessary documentation and execution on processes to facilitate set up of new leases and the management of existing leases in the USRC's sublease portfolio. Other duties and tasks may be assigned. Fields all notices and communication from both landlords and end-users concerning obligations or issues under the leases and coordinates with the appropriate internal and external parties to achieve and verify resolution. Works closely with Manager of Lease Administration and coordinates with Accounts Payable and Accounting to ensure monthly rents are paid and all leasing activities are in accordance with policies and guidelines. Responsible for direct communication with Facility Owners / Landlords for all matters concerning lease administration and operation. Tracks and addresses lease-specific matters such as contingencies, notice deadlines, governmental or third-party approvals. Assists with determination of FMV rental rates and other material terms for new and existing subleases in company's portfolio. Coordinates with company's various departments, including operations, technical services, construction, real estate, and legal, as necessary and appropriate, to perform and track repairs, maintenance and small projects (such as alterations and minor expansion) at leased properties, or cause landlord to do so where appropriate. Oversees completion of all necessary documents and processes to facilitate set up of new leases, timely rent payment, deliver certificates of insurance and other required regulatory notices / documentation. Informs construction managers of lease obligations at the property during construction. Assists construction managers with lease interpretation and implementation and facilitates communications with landlords and property managers. Tracks status of closed/vacated facilities, including continued rental payments, maintenance obligations, and landlord communications. Coordinates with operations, legal, and compliance teams regarding legal compliance issues. Coordinates and collaborates with other departments, including legal and accounting, to timely respond to requests for Tenant Estoppels, Subordination, Non-Disturbance and Attornment Agreements (SNDAs), and other similar landlord or lender requests

Qualifications/Requirements: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Requirements include: • Bachelor's degree preferred. At least 5 years experience in the related area as an individual contributor. • Background experience in Commercial Real Estate Management preferred. • Ability and experience reading and interpreting leases and other legal documents is essential. • Ability and experience performing financial analysis preferred. • Experience with Costar LoopNet preferred. • Flexible enough to respond quickly when priorities change. • Proactive, resourceful, and excellent problem-solving abilities. • Excellent communication skills -- both oral and written.
